7 Signs Your Home Will Fail the COC
(And Kill Your Property Sale in 2025)
Selling your house in Cape Town in 2025? There is now zero chance the property will transfer without a valid Electrical Certificate of Compliance (COC). Not “maybe”. Not “if the buyer is fussy”. 100% compulsory – the Deeds Office will reject the transfer if the COC is missing or older than 2 years.
We issue dozens of these every month from Constantia to Durbanville, and the same 7 red flags keep stopping sales dead in their tracks.
Here are the 7 signs your home will fail (or delay) the sale without urgent attention:
1. Your current COC is older than 2 years
The law changed in 2023 – a COC is now only valid for 2 years when selling. Even if you got one in 2022 for your bond, you need a new one in 2025.
2. You still have an old steel or wooden distribution board (DB)
Pre-1990s boards with ceramic fuses or no earth leakage are an automatic fail. We see these weekly in older homes in Pinelands, Kenilworth, and Newlands.
3. No earth leakage (or it trips constantly)
Every circuit that supplies plugs, lights, geyser, stove, and pool pump must be protected. No earth leakage = instant fail.
4. Geyser is not strapped or drips rust
The geyser has to be strapped with two approved metal straps, have a working pressure valve, and a safe tray + drain. 8 out of 10 older Constantia and Bishopscourt homes fail this point.
5. Light switches or plugs get hot / spark / smell funny
Loose connections are a fire risk and will be picked up during testing. Buyers’ attorneys now demand photos of every defect.
6. You’ve done DIY additions or renovations
Added a patio braai point? Extended the kitchen? Installed downlighters yourself? If it wasn’t done by a registered electrician and added to the COC, the inspector will fail it.
7. Outdoor plugs, pool pump, or gate motor have no weatherproof isolators
Every external circuit must be properly isolated and protected. We see this a lot in Durbanville and Stellenbosch properties with big gardens.
Real story from November 2025
A seller in Table View nearly lost a R4.2 million sale because the buyer’s attorney insisted on a fresh COC. The 2019 certificate was “only” 6 years old – but that’s irrelevant now. We found:
- No earth leakage on the geyser circuit
- Cloth-insulated wiring in the roof
- Two plugs that were arcing
Total cost to fix and re-issue the COC: R8 400

Result: Transfer went through on time and the seller actually got R100k more because the buyer loved the peace of mind.
